ND-1 Final Meeting and Voting

Dear Picadome Property Owners,

After 2+ years of neighborhood data collection and discussion to document Picadome’s unique character and determine which, if any, elements of it we want to preserve in the future, it is time to decide!

The ND-1 Design Standards below will apply only to future renovation, expansion and new construction in Picadome.  They are based upon an architectural survey conducted by 19 neighbors of 588 residences on 17 Picadome streets; Property Valuation Administrator’s (PVA) office lot and building records; Google Maps, and various historical documents.  The neighborhood information gathered was shared and discussed among Picadome residents during 8 general PNA meetings, 13 small group and street-level meetings, innumerable conversations among neighbors, and online postings for comment.  

Picadome residents indicate they want to maintain the neighborhood’s traditional character while encouraging compatible renovation, expansion, and change.  The proposed Design Standards are intended to do just that.

PLEASE participate in the next two steps of the Picadome ND-1 process by attending the presentation of the proposed standards and then by voting.

ND-1 Comment Period Open Oct 14-Nov 4

The next phase in our ND-1 effort is neighborhood determination of whether or not to submit an application for a ND-1 overlay and, if so, which design standard/s to include in it. You are invited to participate in this process by attending the general meetings (October 23 and a date yet to be determined at SCAPA) and then, by voting when the discussion period is over. If you cannot attend these meetings, please offer your thoughts and suggestions online via this ND-1 Comment form.  To review the draft standards before responding to the form, please visit this link (link is also available within the form).

Street Small Group ND-1 Meetings Coming Soon

Over the next several weeks, PNA members will be hosting small meetings in their houses, or common meeting spaces for smaller groups of neighbors to discuss ND-1. UPDATE ON POTENTIAL ND-1 OVERLAY ZONE FOR PICADOME NEIGHBORHOOD

 

An ND-1 designation allows a neighborhood to protect its character and preserve its charm by ensuring that new builds and major additions are visually compatible with the scale and physical characteristics of existing homes. At the spring PNA Meeting, initial interest was expressed in developing a potential ND-1 application. As a result, the work necessary for developing an application has continued.

The ND-1 requires a detailed architectural survey of all homes in the neighborhood to identify and document those architectural characteristics that contribute to its charm and define its unique character. Thanks to the efforts of some 20 volunteers devoting over 100 hours to collect data on almost 600 individual houses, Picadome’s survey is complete!
The survey data is now being analyzed, and the results will be shared as soon as they are available. A brief update on the ND-1 survey and other ND-1-related work will be provided at the cookout/meeting on October 21.
Next steps in the ND-1 effort:
1. Share results of survey and other ND-1-related work with property owners and residents
2. Collect information about the history of the neighborhood from long-time residents and published data sources
3. Use the results of the various data collection efforts, including input from various PNA meetings, to develop draft design standards MORE ON BACK 
4. Share proposed design standards with and receive input from property owners and residents.
