UPDATE ON POTENTIAL ND-1 OVERLAY ZONE FOR PICADOME NEIGHBORHOOD

 

An ND-1 designation allows a neighborhood to protect its character and preserve its charm by ensuring that new builds and major additions are visually compatible with the scale and physical characteristics of existing homes. At the spring PNA Meeting, initial interest was expressed in developing a potential ND-1 application. As a result, the work necessary for developing an application has continued.

The ND-1 requires a detailed architectural survey of all homes in the neighborhood to identify and document those architectural characteristics that contribute to its charm and define its unique character. Thanks to the efforts of some 20 volunteers devoting over 100 hours to collect data on almost 600 individual houses, Picadome’s survey is complete!
The survey data is now being analyzed, and the results will be shared as soon as they are available. A brief update on the ND-1 survey and other ND-1-related work will be provided at the cookout/meeting on October 21.
Next steps in the ND-1 effort:
1. Share results of survey and other ND-1-related work with property owners and residents
2. Collect information about the history of the neighborhood from long-time residents and published data sources
3. Use the results of the various data collection efforts, including input from various PNA meetings, to develop draft design standards MORE ON BACK 
4. Share proposed design standards with and receive input from property owners and residents.
